1. Acceptance of Terms

By accessing or using our services, you agree to be bound by these Terms and Conditions and all applicable laws and regulations. If you do not agree with any part of these terms, you may not use our services.

2. Services

ProBrook Property Management offers property management, sales, and letting services. The specific services provided will be outlined in individual agreements with clients.

3. Client Responsibilities

Clients agree to:

• Provide accurate and complete information
• Maintain the property in accordance with all relevant laws and regulations
• Promptly respond to communications from ProBrook Property Management
• Pay all fees and charges as agreed

4. Fees and Payments

• Our fees will be clearly outlined in the agreement for services
• Payment terms are due within 30 days of invoice
• Late payments may incur additional charges

5. Property Management

For managed properties:

• We will conduct regular inspections as agreed
• Maintenance and repairs will be carried out as necessary, with client approval for expenses
• We will collect and process rent payments as agreed

6. Sales and Lettings

• We will market properties as agreed with the client
• All offers will be presented to the client for consideration
• We will conduct necessary checks on potential tenants/buyers

7. Liability

ProBrook Property Management is not liable for:

• Damage caused by tenants or third parties
• Market fluctuations affecting property values
• Issues arising from information withheld by the client

8. Termination of Services

• Either party may terminate the service agreement with 1 month’s written notice
• All outstanding fees must be paid upon termination

9. Privacy and Data Protection

We comply with all applicable data protection laws. Please refer to our separate Privacy Policy for details on how we collect, use, and protect your personal information.

10. Changes to Terms and Conditions

We reserve the right to modify these terms at any time. Changes will be effective immediately upon posting on our website.

11. Governing Law

These terms and conditions are governed by and construed in accordance with the laws of England and Wales.
